They are a new direct mortgage lender here in Logan. Their office is located in Suite 100 of the Cornerstone Building, 1047 S 100 W.
The local owners of this branch were with GMAC, before it went under, and then they found Guild Mortgage. They thought it would be able to produce very efficiently and so brought Guild Mortgage to Logan. They currently have two loan officers:
Darren Roundy, and Karen Nielson. They also have two in house processers.
Guild is a Privately Held mortgage company, so it is not a bank, but not a broker. They offer the efficiency of a bank, and the flexibility of a brokerage. They are a direct seller to Fannie and Freddie and are growing very strong right now while a lot of the other companies are going under.
They try to keep everything local including the processing, underwriting etc. This is a huge deal for getting deals to go through on time. When I worked regularily with buyers, I only liked working with direct lenders.
They also claim to have great products, great rates, excellent service, and fast processing time. Their underwriter is in Twin Falls temporarily. But these underwriters can get back before title and appraisal are actually in. This is very effective for allowing problems to arise early. They are very efficient at making sure the settlement statement is actually there three days prior to closing. There plans are to eventually get an in house underwriter.
RESPA has new guidelines for good faith estimates, they have to be given after name, social security, estimated property value, loan amount, then they can disclose the new good faith estimate.
They can also do some special programs for Fannie Mae foreclosures, the homes found on Homepath.com special financing, which includes no mortgage insurance, and investment properties can be purchased with only 10% down.
They also can do loans for Manufactured Houses, as long as buyers have 680 credit score on permanent foundations.
