Local Inventory Rising

Spring is here and the number of homes for sale in Cache Valley Utah is on the rise. Right now there are 592 residential homes listed on the MLS; up from 531 at this time last month. Every day there are several new homes listed, and many of these are selling very quickly.

Many of the newly listed homes are more expensive than those that had been previously listed. Right now the average list price of Cache County homes is $233,213. Just one month ago the average list price was $224,468.

While real estate inventory has risen, it is still lower than April of last year when 635 residential homes were listed on the MLS. We are beginning to see real estate prices rise.

March home sales were up 20% compared with February, but down 11.4% compared with March of 2012. There are currently 159 homes under contract which means that monthly home sales numbers should continue to improve throughout spring.

Mortgage interest rates are still very low, and it’s an excellent time to move up, or buy your first home.
